Peak season runs December to February, and the festive fortnight is its densest point. What changes, what does not, and what we will not pretend to know.

Peak season on Koh Samui runs from December to February. Those three months carry the year's steadiest weather and its busiest calendar, and the two weeks spanning Christmas and New Year are the densest point of it.

If you are reading this in September or October, you are reading it at the right time. Festive weeks are arranged months ahead — not because of a deadline we are going to invent for you, but because the specific combination most families want (adjacent villas, a particular week, a set number of bedrooms) is a finite thing.

This guide covers what high season here actually involves: what changes, what does not, and what we will and will not tell you.

What changes in peak season

The minimum stay. For most of the year our residences take a three-night booking. From December through February that extends to five nights. It is the one structural change to how the portfolio is booked, and it applies across the villas.

The island fills up. Not the north coast in the way Chaweng fills up — but restaurants take longer to seat, the airport road carries more traffic, and the boat trips that run half-empty in September run full.

What does not change — and this is the part most guests get wrong

The five-night minimum does not rise over Christmas or New Year.

That is worth stating plainly, because it is not the norm on this island. Many Koh Samui villas impose a seven, ten, or fourteen-night minimum across the festive fortnight — which quietly rules out the families who can take a week off work but not three. Ours do not. Christmas week and New Year week take the same five-night minimum as the rest of peak season.

If you have been told elsewhere that a Koh Samui villa at New Year means committing to ten nights, that is a real constraint — but it is theirs, not a fact about the island.

The north coast in high season

Our nine residences sit across Maenam and Bangpor, on the island's north coast, away from Chaweng and Lamai on the east.

The structural point about Maenam holds year-round: the bay faces west-southwest, which shelters it from the easterly swell that reaches the east-coast beaches. That orientation does not change with the calendar. It is the same reason the water reads calm here in the quiet months, and the reason sunsets are watched from the sand rather than from a viewing platform.

What we are not going to do is publish a month-by-month weather table for December, January and February. We hold verified sea-state and rainfall observations for the low-season window only, and we would rather say so than reproduce figures from a source we cannot stand behind. If the weather in a specific week matters to your plans, ask us and we will tell you what we actually know.

Large festive groups: how the compound works

The festive weeks skew toward larger parties — several households travelling together, or three generations in one place for the only week of the year everyone is free.

Our KW³ compound in Maenam is eight three-bedroom residences arranged around a single private lane. Adjacent villas can be booked together, and when they are, the inner lane becomes private to your group:

Which specific units sit adjacent in a given week depends on what is already booked, and in peak season that constraint is tighter than usual. Our butler can map the available adjacent sets against your dates rather than leaving you to guess from a availability calendar.

What we are not telling you

An honest guide has to include this part, and on a peak-season page it matters more than usual.

We are not quoting festive rates here. Rates for December, January and February are confirmed on enquiry against your specific dates. We publish from-rates elsewhere on the site for the rest of the year; putting a number on a festive week in an article, where it would sit stale and out of context, would be worse than useless to you.

We are not going to tell you the date by which Christmas sells out. We do not hold a reliable pattern for it, and a manufactured deadline is a sales tactic rather than information. Availability for a specific week is a question we can answer in a message, on the day you ask.

Nothing here is bundled. A private chef, a nanny for the afternoon shift, a masseuse, an airport transfer — all available on request, arranged through the butler, none of them included in the rate.

Accessibility and the festive party

Christmas travel tends to bring the widest age range of any trip in the year — grandparents and small children in the same booking.

Six of the eight KW³ villas are step-free and single-storey, with walk-in showers throughout and a paved, level two-minute walk to Maenam Beach. Two are not suitable for that brief: one has a dive-training pool reaching roughly three metres, and one has steps at the entrance. Planning the week itself

Meals. There is no event space or banquet hall in the compound. A large festive dinner is handled one of three ways: the butler coordinates it poolside at one of the villas, or books a restaurant, or arranges a chef to cook in your villa. Say which you want when you confirm the dates, not on arrival.

Equipment. We do not pre-stock every villa with cots, high chairs or mobility aids. Tell the butler what your family needs before you travel and the right equipment is there on the night you land.

Getting in. The airport is about 25 minutes by private transfer. Peak-season arrival days cluster heavily — flights land in waves around the holidays — so confirm the transfer with your dates rather than on the day.

How much does a Koh Samui villa cost at Christmas?

Is the north coast quieter than Chaweng in high season?

Maenam and Bangpor are residential and low-rise, without the nightlife strip and hotel density of Chaweng. The island as a whole is busier in peak season — restaurants seat more slowly and the roads carry more traffic — but the character of the north coast does not change with the season.

Do you have villas suitable for grandparents over the holidays?

Two are not: one has a dive-training pool reaching about three metres, and one has entry steps. Bathrooms are not fitted with grab rails, so tell the butler in advance if support bars are needed.
