Most villa listings answer the wrong question. They tell you the pool is infinity-edge and the sunsets are spectacular. They do not tell you whether your mother can get from the car to her bedroom without being helped up a step.
That is the question that decides the holiday. A villa with three flights of teak stairs and a gravel drive is not a villa your father will enjoy — it is a week of him waiting in the living room while everyone else goes to the beach.
So this guide is written the other way around: access first, view second. Below are the actual specifications of our KW³ compound in Maenam — what is flat, what is not, and what we do not have. Where a villa falls short, we say so.
Six of the eight villas in our KW³ compound are step-free, single-storey, and navigable by wheelchair: units #1, #2, #3, #4, #5 and #8. Every one of them has walk-in showers in every bathroom, a pool that is 1.35 metres deep end to end, and a paved, level path to Maenam Beach that takes two unhurried minutes on foot.
Two are not suitable, and we would rather tell you now. Unit #6 has a dive-training pool that drops to roughly three metres — wonderful for a teenager learning to free-dive, wrong for a grandfather wading with a four-year-old. Unit #7 has steps at the entrance, which disqualifies it from this list entirely.
The phrase is used loosely across the industry. Ours means six specific things, each verifiable on arrival:
1. Step-free entry from the car to the villa door — no lip, no threshold, no single awkward stair.
2. Single-storey interiors. Bedrooms sit beside the living pavilion, never above it. Nobody climbs stairs at night.
3. Walk-in showers in every bathroom — not only the master. One bedroom per villa has a bathtub, but that same bathroom also has a walk-in shower, so a step-in is never the only option.
4. A wheelchair can be used in practice. Doorways are wide enough, there are no internal thresholds, and a chair can be pushed from the bedrooms through to the pool deck.
5. A paved, level path to Maenam Beach — two minutes, no hill, no shuttle. Suitcases roll.
6. A pool an adult can stand in — a uniform 1.35 metres end to end in all six, entered by steps rather than a sudden drop.
An honest guide has to include this part.
There are no grab rails. The showers are walk-in with no lip to step over, but the bathrooms are not fitted with support bars at the shower or the WC. If someone in your party needs something to hold, tell the butler before you arrive rather than discovering it on the first evening.
This is not a medically-equipped facility. There are no shower seats, no pool hoists, no hospital-grade adaptations. What the compound offers is good architecture — flat ground, wide doors, no stairs — not clinical equipment.
Our hillside villas are not an option. Pure, Vista and Soma sit above Bangpor with the finest sea views in the portfolio, reached by a climb. For a guest with limited mobility they are the wrong answer, and we will say so rather than sell you the view.
The path from the villa door to the sand is paved and level the entire way.
It sounds minor. It is not. A grandparent who would otherwise stay behind — because the walk involves a slope, or a shuttle that must be summoned, or sand that swallows a walking stick — instead comes down for the morning swim. They join the day rather than waiting for everyone to come back and describe it.
Maenam Beach helps here too. The bay faces west-southwest across a long, shallow shelf: at low tide the water is still only waist-deep some thirty metres out, and there is no rip current. It is a beach where an eighty-year-old and a four-year-old can be in the same photograph, both comfortable.
Both KW³ residences share the same single-storey floorplan, the same flat plot, and the same two-minute walk. The difference is space, not access.
KW³ Garden Residence — 3 bedrooms, 680sqm, from THB 9,900 per night. Covers units #1, #2 and #8. All three are step-free and senior-friendly. The cleanest choice for a party of up to six in one villa.
KW³ Pavilion Residence — 3 bedrooms, 780sqm, from THB 12,000 per night. Units #3, #4 and #5 meet the same standard. The extra hundred square metres is mostly outdoors — garden, and a covered sala for long lunches. Choose it if there will be shared meals, or a grandparent who would rather sit in the shade and watch the children swim than sit indoors.
If the party is larger, adjacent villas can be booked together — two sleep up to twelve, three up to eighteen, and the full compound up to forty-eight, with the inner lane becoming private to your group. Which specific units are adjacent in a given week depends on availability; the butler can map the step-free six against your dates. A villa specification answers the wrong question. The real one is what happens at seven in the morning, or at eleven at night when someone's blood-pressure tablets are in the wrong suitcase.
Pharmacies. Morya Pharmacy and Bantai Pharmacy are both about three minutes away by car. Flat road, no hill.
Hospital. Maenam Hospital is roughly eight to nine minutes by car, on the same flat road.
The butler, at any hour. Every villa has 24-hour butler access by WhatsApp or phone. For an overnight problem — a fever, a forgotten charger, a request for warm milk at two in the morning — guests message the butler directly. No front desk, no queue, no language barrier in the middle of the night.
Equipment, arranged rather than assumed. We do not pre-stock every villa with cots, high chairs and mobility aids. The butler arranges what your family actually needs before you arrive, so please mention a travel cot, a high chair, or any specific mobility item when you confirm the booking. The right equipment on the night you land beats generic equipment found in a storeroom.
Services on request. A private chef in your villa, a masseuse for the grandparents, a nanny for the afternoon nap shift — all available on request and arranged through the butler, none of them bundled into the rate.
Is there an accessible villa in Koh Samui for elderly parents?
Yes. Six of the eight villas in the KW³ compound in Maenam are step-free and single-storey: units #1, #2, #3, #4, #5 and #8. Each has walk-in showers in every bathroom, a pool 1.35 metres deep throughout, and a flat paved path reaching Maenam Beach in two minutes.
Can my mother manage the walk to the beach with a walking stick?
The path is paved and level from the villa door to the sand, with no hill, steps or shuttle, and takes about two unhurried minutes. Guests using a stick or a frame manage it comfortably.
Are the villas wheelchair accessible?
A wheelchair can be used throughout the six step-free units — doorways are wide enough, there are no internal thresholds, and a chair can be pushed from the bedrooms out to the pool deck. Note that bathrooms are not fitted with grab rails, so guests who need support bars should tell the butler before arrival.
Do the bathrooms have grab rails?
No. Showers are walk-in with no lip to step over, but no support bars are fitted at the shower or WC. Mention it when booking and the butler will advise on what can be arranged.
How deep are the pools, and can an adult stand up?
The pools are a uniform 1.35 metres end to end in seven of the eight villas, entered by steps rather than a sudden drop, so most adults can stand comfortably. The exception is unit #6, a dive-training pool reaching roughly 3 metres, which we do not recommend for guests travelling with elderly parents or very young children.
How far is the nearest hospital or pharmacy?
Morya Pharmacy and Bantai Pharmacy are both around three minutes by car from the compound, and Maenam Hospital is about eight to nine minutes. The road is flat the whole way.
Can we book several villas next to each other for a large family?
